"We moved to Piedmont in 2014, full of gratitude that our young children could attend K-12 in a stellar public school system. We’ve since discovered that Piedmont provides so much more. With its delightful architecture and beautifully landscaped parks and streets, Piedmont also offers a close, safe, and supportive small-town vibe where families and children thrive independently and as a community.
1119 Warfield Ave. is in the perfect location within Piedmont - it is uniquely situated within a short walking distance from schools, playgrounds, parks, and restaurants. (Rarely is a home walkable to both restaurants/shops AND parks/schools)! Our children started walking independently to/from Wildwood Elementary School in 2nd grade. Our teenager now walks to the middle school (and, soon, the high school) daily which, despite seeming like it is on the other side of town, is just a short walk across Witter Field. The lower Wildwood playground, dog park, Witter Field, and Piedmont Park are also nearby, which has been a blessing for our son who meets his friends to play sports almost daily at the playground or Witter Field, and our dogs who enjoy the dog park (one of the central gathering places for Piedmont dogs). Our teenager has convinced her friends to use our house as a meeting point, since they can venture beyond Piedmont and walk to restaurants and shops on Grand Ave. and Lakeshore Ave. Starbucks, pizza/burger restaurants, smoothies, cocktail lounges, boba tea, and the famous Grand Lake Theater are all easily accessible on foot. And for adults commuting, it’s close to freeways, BART, Transbay Buses, Casual Carpool, and Jack London’s Ferry port.
Apart from the location, we love the house itself. The light and bright open windows constantly replenish the home with a good-energy feel. It stays cool inside when it’s warm outside, and vice versa. Our house’s layout has also proven ideal, and we especially love the split-level floorplan. Even when we adults are cooking or gathering in the kitchen, the kids are within earshot whether in their bedrooms or downstairs. The downstairs is also versatile, and has served different purposes as our family’s needs evolved. What started off as a toy room eventually became a TV room as our kids grew older. The downstairs suite is also the perfect private space for visiting in-laws and guests, kids’ sleepover friends, and the occasional dog-sitter. During COVID, this room served as an office, which was private and hidden from the rest of the household. We’re informed that the previous owner rented out the downstairs area.
We’ve made several improvements to the house, and hope that the next owner will enjoy these updates for years to come. Portions of the foundation and roof, kitchen tile and countertops, kitchen appliances, bathrooms, exterior and interior painting, landscaping, and miscellaneous tilework throughout the house have all been recently done.
